Attic-conversion planning rules are changing from 27 July 2026. Rear and side dormers may be built without planning permission where the combined additional volume is no more than 30 cubic metres, the dormer stays below the existing ridge and there is at least a 20cm setback from the eaves.![]()

Planning rules for detached homes in rear gardens are changing from 27 July 2026.![]()
A detached dwelling of between 32m² and 45m² may be built in the rear garden without planning permission, provided all exemption conditions are satisfied. It must be occupied in connection with the main house and cannot be sold, subdivided or used for short-term letting as a separate property.![]()
The main house must be the owner’s principal residence, at least 25m² of private open space must remain, and the new dwelling cannot have a separate connection to utilities or a new entrance onto the public road. The local planning authority must also be notified at least 14 days before work begins.![]()
This exemption is available only for developments commenced and completed by 31 December 2030.![]()
Don’t make this mistake: exemption from planning permission does not mean exemption from Building Regulations. The structure, fire safety, insulation, ventilation, drainage and accessibility must all comply with the relevant standards.![]()
